Access Statement for The Grafton Guest House

Introduction

The Grafton Guest House is located on the sea front at the Seaside resort of Felixstowe in Suffolk on the east coast of East Anglia.

The Grafton Guest House offers eight guest letting rooms over five levels.

The main house is over a hundred years old and is maintained to a very high standard.

Whilst we aim to meet the needs of all our guests there are some period features of the house which might make access difficult for people with limited mobility.

We are located approximately 30 metres from the sea and a 10 minute walk to Felixstowe town centre.

Felixstowe Port entrance is approximately ¾ mile away.

The popular 18 hole Lynx Golf course at Old Felixstowe is approximately 2 miles away. Landguard Fort, The Museum, the Cinema and the Spa Pavilion Theatre are close by and within easy reach.

Pre-Arrival

We are able to collect you from your public transport drop off point within Felixstowe (by prior arrangement only).

The main train station is approximately ¾ of a mile away.

The nearest bus stop is approximately 250 yards away.

There is a local taxi service.

Car Parking and Arrival

We do not have a private car park but there is free on-street parking all year round.

All rooms are available from 2pm on the day of arrival and check out is by 10.30am on the day of departure (these timings may be varied by prior arrangement).

Access to our property is gained from the level footpath via 7 steps of 18cm (7”) deep and 160cm 5’ 3” wide with sturdy hand rails on either side leading to the square landing before the outer front door where there is a further 20cm (8”) step into the entrance porch. You then go through a second entrance door leading into the hall which is 165cm (5’5”) wide and 4m (13’1”) long where there is a reception desk.

The entrance door apertures are approximately 85cm (34”) wide.

The inner entrance door is always locked and the door bell push is situated to the left of the outer door and to the right of the inner door.

Public Areas – General (Internal)

The public areas and bedrooms are carpeted throughout.

At the entry level is the dining room which has direct sea views and can seat 14 people with varying table combinations and padded chairs.

Also at this level is room no.1 which is a double en-suite.

A standard staircase with 12 steps takes you from the hall to a landing and up a 20cm (8”) step into a hallway to room numbers 2 and 3 which are both single en-suite rooms.

From this landing a further 4 steps take you to a landing and room no. 4 which is a twin en-suite.

Turning the corner and ascending a further 8 steps takes you to landing and up a 20cm (8”) step into a hallway to room no.5 which is a double en-suite.

From this landing a further 5 steps take you to a landing for room no.6 which is a standard double, room no. 7 which is a standard treble with direct sea views and doors onto the upper balcony and room no.8 which is a standard single with direct sea views and access onto the upper balcony.

The shower room and toilet for these rooms is also accessed from this landing.

There is an additional room with a toilet and hand basin in the hallway to room no. 5.

There is a good handrail on the left hand side of the staircases when ascending

All public areas are lit 24 hours a day.

General Information

The property carries current certificates and assessments for Fire, Electricity and Gas.

There is a hospitality tray in each bedroom.

An iron and ironing board are available on request.
