About the Guest House

The Grafton Guest House, Felixstowe is a sea front Victorian three storey bed and breakfast, with direct views over the sea. It is located just minutes away from the Felixstowe Town centre and many of the local attractions. The guest house has eight rooms at reasonable rates and includes a full English breakfast. Many of the rooms are en-suite, two of the rooms offer direct sea views, one with a balcony. The bed and breakfast also has a dining room and lounge with excellent sea views.

About Felixstowe

The seaside town of Felixstowe sits within the county of Suffolk on the east coast of England. We are around 10 miles east from the county town of Ipswich, and approximately 90 miles north east of London.

Felixstowe is an attractive resort – boasting record hours of sunshine each year and the second lowest rainfall in the UK.

Its seafront includes traditional family seaside amusements, children’s rides, pier and Edwardian gardens. It also has a busy leisure centre with swimming pools, indoor bowls, fitness suite, and Treasure Island children’s fun area.

The Spa Pavilion theatre offers a wide variety of shows throughout the year, while the town cinema shows all the latest films. There are plenty of restaurants and cafes nearby.

Landguard in the south of the town has an internationally important nature reserve for birdwatching and walking, and is also home to Landguard Fort, Felixstowe Museum, and a viewing area where visitors can watch the world’s biggest container ships arriving and departing.

There is a beautiful 18-hole links golf course, and the town is popular for water sports, including sailing and windsurfing.

There are foot ferries to Harwich, Shotley and Bawdsey – offering even more places to explore. It is an ideal location for walking, cycling, and visiting Suffolk’s Heritage Coast and Constable Country, with good road links via the A14/A12, and an hourly rail service connecting to the Ipswich main line.

Not far away are the world famous RSPB bird reserve at Minsmere, plus castles at Orford and Framlingham, and the lovely unspoilt seaside towns of Aldeburgh and Southwold.

How to find us

By Train: Abellio Greater Anglia operate a regular hourly service from Ipswich throughout the day (around 30 minutes journey time) to the unmanned train station at Felixstowe. At Ipswich you can join mainline services to London (Liverpool Street Station) and Norwich, plus routes west to Bury St. Edmunds, Cambridge and The Midlands/North of England.

By Bus: FirstGroup operate frequent bus services on routes 75, 76 and 77 between Ipswich and Felixstowe.

By Car: Felixstowe lies at the end of the A14 which runs west to Cambridge and The Midlands, joining the M1 and M6. From Ipswich, the A12 heads south to meet the M25 at London. There are several car parks in the town which serve both the main shopping area and seafront.

My Wife, Elizabeth (Anne) and I purchased “The Grafton” guest house in February 2001 with no previous experience of this type of hospitality sector. Throughout our time here we have renovated, upgraded and modernised the house a number of times and we are continually making improvements to maintain the high standards our guests have come to expect.

When Covid-19 hit we made the decision to semi-retire and hand over the day to day running of the guest house to Claire.

I joined Geoff. and Anne in May 2003 working at weekends and during the holidays whilst still at school. In 2008 after leaving college I started working full time. Then in 2020 I accepted the offer to become the Manager of “The Grafton” guest house, which is now my home along with my family.

Hospitality is all I have ever known and I share at least the same level of enthusiasm now as when I first started, and love welcoming and looking after the needs of our lovely guests.

I have built a lasting rapport with so many of our guests and am excited to have the opportunity to welcome you all into my home for years to come.

“Very warm welcome by the owner and shown to the room which is very warm and clean with everything you want. Breakfast is very good to set you up for the day with plenty of tea and toast brought to the table by a friendly waitress. The hotel is in the right place for a beach walk or a short walk to the shops. I would recommend it to anyone ”
